Close on that foreclosure or rehab before repairs are made!! I see them every day homes being sold 'AS IS', which usually means repairs are needed. Wouldn't it be great to buy that foreclosure or fixer-upper and get the money for repairs and do the remodeling after you close? Typically lenders require that all repairs be made before they close. But sellers don't have the funds or they don't wish to make the required repairs which means the buyer must get permission from the seller to do the repairs before closing which could be costly if a closing does not occur, hire a contractor, or do the work themselves which means a quick fix in most cases. But now a buyer gets to close without doing the repairs, which enables them to plan and do the work in a timely manner. So do't let that 'AS IS' scare you away from a property you feel would be a great place for your family to call home because of needed repairs.
